Le risque quand on est locataire (Fr/En) Risk as a tenant

Je suis locataire depuis 25 ans environ, après avoir été brièvement propriétaire pendant une dizaine d'années.

L'avantage d'être locataire est que vous pouvez occuper un bien que bien souvent vous ne pourriez pas vous acheter, c'est la possibilité de vivre au dessus de ses moyens en quelque sorte et sans avoir de dette auprès d'une banque.

Mais il y a un risque, c'est que le propriétaire décide de vendre le logement que vous occupez, et comme vous ne pouvez pas acheter vous êtes obligé de déménager avec le risque de ne pas trouver un nouveau logement qui vous convienne en raison d'un marché locatif tendu.
Je vais vous raconter mon expérience en ce domaine.

Après avoir mis en vente mon appartement de 75 m2 il y a 25 ans, j'ai pris une location d'un appartement de 125 m2, c'était un gain de confort énorme, ça devait être temporaire le temps d'en racheter un, mais bien sûr impossible de trouver. Et quand on a gouté à un certain luxe, il est difficile de redescendre de niveau.
Mais 10 ans plus tard, le propriétaire qui était une compagnie d'assurances a vendu l'immeuble, puis chaque appartement a été vendu à la découpe, le prix demandé était beaucoup trop élevé.
J'ai cependant pu négocier une prime de départ anticipé en quittant l'appartement avant la fin du bail, c'était du gagnant gagnant car la prix d'un appartement occupé est décoté.

J'ai trouvé une nouvelle location, plus petit, 85 m2 mais encore mieux placé, avec de grandes pièces et à 10 mètres du métro.
Mais de nouveau, 6 ans plus tard, le propriétaire décède et ses héritiers vendent l'appartement. Encore trop cher, 440.000€, j'ai une capacité d'achat de 300.000€.
J'ai essayé de négocier un départ anticipé, mais l'intermédiaire, une agence n'a pas voulu jouer le jeu, du coup, ayant un droit de préemption j'ai laissé trainer au maximum ( deux fois 3 mois) les diverses offres d'achat, tant pis pour eux, ils ont perdu 6 mois pour réaliser la vente.

Mais j'avais trouvé une meilleure location, au même prix, plus grand 96 m2 d'un bon standing et dans un quartier très recherché, très calme, avec beaucoup de commerces et de vie.
Il faut beaucoup de travail et de chance pour trouver une location, et celle ci est parfaite, je ne peux rêver mieux, j'ai été le premier à visiter et je l'ai réservée de suite.
Ca fait 4 ans que j'y suis et le quartier est vraiment très agréable à vivre.
Mais je pense que la propriétaire va vendre, un technicien est passé faire un diagnostic énergétique, et l'agence m'a informé qu'elle allait faire une expertise pour évaluer la valeur du bien à la demande de la propriétaire.
Ca sent mauvais, il me reste un peu moins de 2 ans avant la fin du bail.

Il va donc me falloir trouver 500.000€ je pense d'ici là si je veux l'acheter, car je veux vraiment rester là, tout me convient dans cet appartement.
J'ai donc joué au loto hier, même si Chat Gpt me déconseille ce moyen pour financer l'achat d'un bien immobilier.

I've been renting for about 25 years, after briefly owning my own home for about ten.

The advantage of being a tenant is that you can occupy a property that you often couldn't buy for yourself, so you can live beyond your means in a way and without having to pay a bank debt.

But there's a risk: the owner decides to sell the property you're occupying, and since you can't buy, you're forced to move, with the risk of not finding a suitable new home due to a tight rental market.
Let me tell you about my experience in this area.

After putting my 75 m2 apartment up for sale 25 years ago, I rented a 125 m2 apartment. It was an enormous gain in comfort, but it was supposed to be temporary until I bought another one, but of course it was impossible to find. And once you've had a taste of luxury, it's hard to go back down.
But 10 years later, the owner, who was an insurance company, sold the building, and then each apartment was sold off, the asking price being much too high.
However, I was able to negotiate an early departure bonus by leaving the apartment before the end of the lease. It was a win-win situation, as the price of an occupied apartment is discounted.

I found a new rental, smaller, 85 m2 but even better located, with large rooms and 10 meters from the metro.
But again, 6 years later, the owner died and his heirs sold the apartment. Still too expensive at 440,000€, I had the capacity to buy at 300,000€.
I tried to negotiate an early departure, but the intermediary, an agency, didn't want to play ball, so, having a right of pre-emption, I let the various purchase offers drag on for as long as possible (twice 3 months). Too bad for them, they lost 6 months to complete the sale.

But I had found a better rental, at the same price, larger 96 m2 of good standing and in a very sought-after area, very quiet, with lots of shops and life.
It takes a lot of hard work and luck to find a rental, and this one is perfect, I couldn't have wished for better, I was the first to visit and I booked it straight away.
I've been here for 4 years and the neighborhood is really very pleasant to live in.
But I think the owner is going to sell, a technician came to make an energy diagnosis, and the agency informed me that it was going to make an expertise to evaluate the value of the property at the request of the owner.
It doesn't look good, I've got just under 2 years left before the end of the lease.

I'm going to have to find 500,000€ between now and then if I want to buy it, because I really want to stay here, everything about this apartment suits me.
So I played the lottery yesterday, even though Chat Gpt advises me against doing so to finance the purchase of a property.
