Today in office a discussion was going in where to buy the land in Bangalore. Now Bangalore got super expensive in last 5 years and getting land or flat here is little out of budget. Even if you go outskirts, the land prices are quite high. Now the thing is people are actually buying with the premium.

Now the real estate has given a great returns in the past because Bamgalore was expanding but you never know that the outskirts you are buying now will expand or not. I know some places within Bangalore where the prices are rose only 20% in the last 5 years whereas someplaces its doubled. So year location matters in the Real Estate.
Also the timings, people who have bought the land in 2020 or before are sitting at 100% or more returns whereas people who are buying now, you never know if the prices will go double or not. Since it's a cycle and maybe now we will not see so much growth in the nest few years.
Also in Bangalore you will see more IT crowd and with the layoff or AI people job will be gone and because of that a lot of real estate might come back in te market of people are not able to afford the EMIs. And the sale of apartments are also reduced in the last few quarters because of the job certainty. So yeah people are buying less and thus if the sellers are desperate, you will see some prices doen. And thus eventually you will see there is correction in the market.
But the prime location houses will be sold as a hot cake. And thus who have bought years ago, they can sell in less than market price even then they will be in huge profit.
