Checking on the Land Mortgaged for Five Years

Happy Sunday Hivers!

Our aunt needed money and decided to mortgage her land to my sister. At that time, my sister had some extra savings, so she agreed to the arrangement.

They made a five-year agreement. Since our aunt lives on the property, they also agreed that she would continue managing the land. Any income or harvest generated from it would be shared, allowing our aunt to receive a portion while the mortgage agreement remains in effect.

Since my sister is not in the Philippines, she asked us to visit the property on her behalf. She wants to plant more fruit trees, especially air-layered (marcotted) fruit trees, to make the land more productive.

Although the property already has several coconut trees that are harvested every three months, as well as banana plants, my sister feels there is still plenty of space to grow more fruit trees. She believes that adding more plants will make better use of the land while also providing additional harvests in the future.

The land measures around 1,000 square meters. Although my aunt has been managing the property, it hasn't been maintained as well as it could have been. There are several areas that need proper care and attention.

My mother suggested cutting down a few trees that are no longer useful so that more sunlight can reach the ground. This would also create enough space to plant sweet potatoes, which can be harvested every four to five months. Instead of leaving parts of the land underutilized, we want to maximize its potential by growing crops that can provide a more regular source of income.

The property is quite far from where we live, so we can't visit it very often. It is especially difficult for my mother because reaching the land requires walking through a hilly area, which is challenging for her now. It would be much more convenient if the property were closer, as we could check on it regularly and ensure that it is well maintained.

Although my sister accepted the land as a mortgage last year, this was actually my first time visiting it. We often visit our aunt, but we had never been to this particular property before because of how far away it is. Seeing the land in person gave me a better understanding of its condition and its potential for future improvements.

Owning a piece of land is truly a blessing, especially if it has coconut trees. It provides a source of income every three months, in addition to whatever other income you may have. With proper care, maintenance, and wise use of the available space, the land can become even more productive and rewarding in the years to come.

I was happy to finally visit the property for the first time. It was nice to see its current condition and imagine the improvements that can be made. Hopefully, we'll be able to plant more fruit trees and make better use of the land so it can provide even greater benefits for our family in the future.

That's one piece of very lush green land your family has. Your sister is right, but you also need to plan properly on what to farm and how to sell them profitably. Otherwise, you will be stuck for just a few trees that your aunt having trouble to manage them.
