started unstake of my SPS and I guess I am not alone as SPS staking APR immediately jumped from 23% to 58% , so it look like half of the SPS is currently getting unstaked.
That is incorrect. One of their latest announcements said that they added in the VOUCHERS into the calculation for the APR.

Any idea, what is SPS only staking APR and how they are taking VOUCHER price to calculate APR. Any announcement or post regarding it.

I don't think I have seen an actual post from the main account on it but the SPS screen shows VOUCHERS there in the rewards you get and I got it from this post. Nothing official yet though.
